A new hotel is one of the most demanding mechanical jobs in commercial construction. Every guest room needs its own heating and cooling, the corridors and common areas need fresh air, and the kitchen and laundry each have their own systems. Heat Wave, Inc. takes on the full mechanical scope for new hotels and commercial buildings across North Carolina and Virginia.
Guest rooms
Hotel rooms are usually served by one of two systems. A VTAC is a vertical packaged unit in a closet in each room, simple to service and replace. A VRF system runs refrigerant from outdoor units to small indoor units in each room, and moves heat between rooms that need heating and rooms that need cooling. We install both, floor by floor, as the building goes up.
Fresh air and common areas
Corridors, lobbies, meeting rooms and fitness rooms are served by rooftop units and energy recovery ventilators. The ERV brings in the fresh air the building code requires while recovering energy from the air it exhausts. We set this equipment by crane and duct it through the building with the rest of the mechanical rough-in.
Kitchens and pools
Many hotels have a breakfast kitchen, a restaurant or an indoor pool. We install the kitchen hood, exhaust and makeup air, and the dehumidification system a pool room needs, so the owner and the general contractor have one mechanical contractor for the whole building.
Working with the general contractor
Multi-storey work is a long schedule with many trades. We coordinate our rough-in with framing, plumbing, electrical and fire protection, submit equipment early, and stay with the job through start-up and inspection. Adam is on every job and answers the phone himself.
